Update on Demorilo and Hassapis


Since the day that George Hassapis took full control of Absolute and the former management team walked out, they activated a previously set up company called Demorilo, who have since continued arrangements with 12 complexes as follows:

  1. Hills 6
  2. Hills 4
  3. Seaview Valley
  4. Panoramic
  5. Traditional
  6. Kyrenia
  7. Meadowlands
  8. Mazotos Hills 4
  9. Sunrise gardens (Pervoila)
  10. Camilia
  11. Kyrisis Savva Oroklini
  12. OH 5 (based on 4 individual services)

The main reason for this is that most complxes opted to continue with the same people that served them well in the past with is a testament to the team. Demorilo are also in negotiation with other new complexes also.

We understand that all initial legal claims have been withdrawn by Hassapis and Maria has been into the office to help Absolute close the books.

The 9 Hassapis built projects will remain with Hassapis, however we understand that the old Absolute office will likely close in the near future.

The above is an indication only after some research, however the situaton is difficult to completely uncover.

OH5 Event: Costas Costa performs at Lithos Bar with Illusionist Paul Thomas and a Retro DJ "Don Stevens"


For one night only, Costa Costa the most famous Magician / Comedian in Cyprus will perform at Lithos Bar in Oroklini for a Fund Raising Event, arranged by the Committee of Oroklini Hills 5 complex. 

In an evening packed with unique Entertainment, Costas Costa has coordinated all acts, which will combine his own flavour of Magic tricks and humour, with a fascinating Illusionist "Paul Thomas" and DJ "Don Stevens" playing the dancing tones of Retro music. 

The Owners at Lithos Bar will showcase their new Menu on an fun social evening that will generate a smile to all attending. 

All proceeds of the event will go to necessary repairs at the Oroklini Hills 5 Complex.

Letter to Owners

Dear OH5 Owners

Further to my last communication, I would like to report that with the support of committee members, we met with Absolute on a number of occasions to resolve all remaining issues. Here below is a summary of all points... 

Overview
Despite making great strides into the collections of funds, which at one point was over 50% of owners not paying on time, the total debt is now currently around 6,000 euro, which is mostly down to 6 serial non payers. Click the link below to see the 6 apartments that refuse to pay, as you have a right to know and I promised to inform you.


Whilst we have kept all operations going including massively increased Electricity Bills, Pool maintenance (including a major repair last year), complex cleaning, Gardening (we have a new plan to optimize for the summer) and convinced Absolute to cover all of our extra sewage costs within the existing agreement (value of around 3,500 euro per year) due to sewage issues which we cannot afford to rectify (8,000+ euro cost), the reality of the debt and the non payers means that we cannot afford to execute necessary work on the complex to our mutual benefit. 

Absolute would very much like to raise the monthly cost, so that we can tend to the necessary repairs. The reason behind this is that our cost is going up and the contingency fund of 15% is completely swallowed up by the following...
  • Vastly increased Electricity costs.
  • Increase in VAT by 2%.
  • Non payers as reported above. 
  • Additional Sewage costs. 
As a Committee we are reluctant to do this, as our intention was to actually decrease the cost, however the above realities is making the situation nigh impossible. Regardless, we still think that raising the monthly is not the right move at this time, so the only solution we can come up with is a combination of the following...
  1. To create a one off payment to execute emergency repairs. 
  2. To additionally hold a Fund Raising Event.
Emergency Repairs
Following an inspection of OH5, we detailed the most pressing matters in this document: OH5 Complex Repairs

With the summer coming we need to take this action with immediate effect. 

One off payment
The goal will be to create a one off payment to cover the cost of the repairs detailed in the link above.

To organize a Fund Raising Event
We have the good fortune of Committee member Costas Costa living in our Complex. He is actually a well known Magician / Comedian in Cyprus. 

Lithos Bar agreed to give us a FREE venue and to charge 10 euro for entrance to experience the following... 
  • Costa Costa LIVE
  • A Magic Act
  • DJ with Retro Music for dancing. 
All entrance fee proceeds will go to OH5 to conduct repairs. Our Goal is 100 people = to 1000 euro + income from a Raffle.

Conclusions
  • The monthly fee will remain the same for the rest of 2012 until February 2013 at which time we will re-access. Please ensure that you account is paid up to date.
  • All owners will be asked to pay a one-off fee for repairs. If any full paying member wishes to object, we ask for this in writing. 
  • The Fund raising Event will occur on the Sat 12th of May in Lithos Bar - we kindly ask you to support us and spread the word as much as possible (Tickets available from Lithos direct).

Additional outlet on balconies

Dear OH5 Owners

Cyprus has seen greater rainfall than usual in the last 2 years, which has in turn caused a number of flooding and excess water damage issues. In essence, due to additional rainfall the drainage is inadequate to remove the amount of water captured. Consequently the water level is rising on balconies and finding its way into the apartments below.

There is a simple fix to this problem, which is to install an additional outlet pipe on each balcony to distribute the water. This would be the responsibility of each individual owner (not subject to the communal areas) to be considerate to the apartment(s) below them. Moreover, there is a liability issue that all owners need to be aware of.

The cost of an additional outlet is in the region of approximately 100 euro. Please consult Absolute if you wish to undertake this work. Moreover, Absolute will contact all owners that are affected. 

Renewal of Agreement and AGM

As you are all aware the renewal of the agreement with Absolute is due as is an AGM.

We have postponed the renewal for the time being in order to concentrate on collecting funds and addressing the deficit.

We will however send details soon of an AGM date, whereby we will offer 3 quotes for all Owners to choose from. In the light of the current economic climate, rising energy costs and collection of funds challenges, we feel as a committee it is important to reduce our operating costs, although we wish to do this without affecting the quality of the maintenance.The best way to achieve this is to generate 3 further competitive quotes of which Absolute will be invited to participate.

Recent challenges overcome

We are pleased to inform all OH5 Owners that through Absolute we have recently overcome a number of challenges as follows:

1. Money collections
Whilst money is still outstanding, the strategy we adopted to collect monthly payments has worked well with a number of previously non paying Owners.This has made a notable difference to the overall contributions and allowed us to maintain the complex in the proper way by and large.

The small core of OH5 Owners that have not contributed anything at this juncture, will be subjected to a legal process. An email will be distributed within the end of February as to how we intend to proceed.


2. Barrier fixed
The barrier which broke down has been fixed and all paying owners have received their reprogramnmed remote controls.

3. Swimming Pool
We encountered serious problems with respect to the cyanuric acid in the water, which caused the alge and green appearance of the water. This proved to be challenging to overcome and did not allow the chlorine to protect the water.

Thanks to the support of Tony at Absolute we drained the pool, cleaned the lining and replenished the water.
 We now have a crystal clear pool.

4. Water lift pressure pump issues
Water lift pressure pumps were swiftly repaired in the complex, when they broke down. Many owners did not even notice.

5.  Lift fixed
Earlier in 2011 the long (previously broken for years) broken lift was repaired and now receives regular maintenance.


6. Sewage Issues
We experienced a serious sewage problem with overflowing water due to floods in June 2011. This was costly to clear up and the problem with outside contractors was resolved. However, the core problem remains as the fix we gave is short term and this issue needs addressing in 2012, which we intend to do through Insurance with the cooperation of Quality.

7. Cleaning
The committee received a few complaints regarding cleaning. These were reported to Absolute and followed up. In the last 4 months we have not received any complaints and the complex certainly looks well maintained overall and compared to previous years.

8. Gardens
In the early months of 2011, we received requests to ensure that the gardening featured more greenery. This was acted upon immediately. Moreover, a Herb Garden was created between Blocks C and D. The focus now is to put more green ground cover plants.

Overall the complex is looking much better than previous years and the fact that we collected more funds than before has helped us maintain the property. Generally OH5 is considered one of the most prestigious complexes in Oroklini and that is the way we want to keep it.
