Additional outlet on balconies

Dear OH5 Owners

Cyprus has seen greater rainfall than usual in the last 2 years, which has in turn caused a number of flooding and excess water damage issues. In essence, due to additional rainfall the drainage is inadequate to remove the amount of water captured. Consequently the water level is rising on balconies and finding its way into the apartments below.

There is a simple fix to this problem, which is to install an additional outlet pipe on each balcony to distribute the water. This would be the responsibility of each individual owner (not subject to the communal areas) to be considerate to the apartment(s) below them. Moreover, there is a liability issue that all owners need to be aware of.

The cost of an additional outlet is in the region of approximately 100 euro. Please consult Absolute if you wish to undertake this work. Moreover, Absolute will contact all owners that are affected. 

Renewal of Agreement and AGM

As you are all aware the renewal of the agreement with Absolute is due as is an AGM.

We have postponed the renewal for the time being in order to concentrate on collecting funds and addressing the deficit.

We will however send details soon of an AGM date, whereby we will offer 3 quotes for all Owners to choose from. In the light of the current economic climate, rising energy costs and collection of funds challenges, we feel as a committee it is important to reduce our operating costs, although we wish to do this without affecting the quality of the maintenance.The best way to achieve this is to generate 3 further competitive quotes of which Absolute will be invited to participate.

Recent challenges overcome

We are pleased to inform all OH5 Owners that through Absolute we have recently overcome a number of challenges as follows:

1. Money collections
Whilst money is still outstanding, the strategy we adopted to collect monthly payments has worked well with a number of previously non paying Owners.This has made a notable difference to the overall contributions and allowed us to maintain the complex in the proper way by and large.

The small core of OH5 Owners that have not contributed anything at this juncture, will be subjected to a legal process. An email will be distributed within the end of February as to how we intend to proceed.


2. Barrier fixed
The barrier which broke down has been fixed and all paying owners have received their reprogramnmed remote controls.

3. Swimming Pool
We encountered serious problems with respect to the cyanuric acid in the water, which caused the alge and green appearance of the water. This proved to be challenging to overcome and did not allow the chlorine to protect the water.

Thanks to the support of Tony at Absolute we drained the pool, cleaned the lining and replenished the water.
 We now have a crystal clear pool.

4. Water lift pressure pump issues
Water lift pressure pumps were swiftly repaired in the complex, when they broke down. Many owners did not even notice.

5.  Lift fixed
Earlier in 2011 the long (previously broken for years) broken lift was repaired and now receives regular maintenance.


6. Sewage Issues
We experienced a serious sewage problem with overflowing water due to floods in June 2011. This was costly to clear up and the problem with outside contractors was resolved. However, the core problem remains as the fix we gave is short term and this issue needs addressing in 2012, which we intend to do through Insurance with the cooperation of Quality.

7. Cleaning
The committee received a few complaints regarding cleaning. These were reported to Absolute and followed up. In the last 4 months we have not received any complaints and the complex certainly looks well maintained overall and compared to previous years.

8. Gardens
In the early months of 2011, we received requests to ensure that the gardening featured more greenery. This was acted upon immediately. Moreover, a Herb Garden was created between Blocks C and D. The focus now is to put more green ground cover plants.

Overall the complex is looking much better than previous years and the fact that we collected more funds than before has helped us maintain the property. Generally OH5 is considered one of the most prestigious complexes in Oroklini and that is the way we want to keep it.
